Here we have a very charming stone farmhouse with a single-floor living space and no major renovations needed, typical in its architecture of the southern Limousin region. It is located within the village of Meuzac, 5 minutes from its amenities and about half an hour from the centre of Limoges, with its large convertible attic, two barns, pigsties, bread oven, well, and its beautiful flat grounds of ca. 5 acres. A Surprising and flexible layout
The house has two separate entrances. The main entrance is on the front facade, on the southwest-facing side, through a solid oak door, up three steps. You enter a semi-open entrance hall with full-height built-in wardrobes. To the right is the separate fitted kitchen in rustic oak with a sink, oven, cooking hobs, and dishwasher. The original fireplace, still present, has been integrated into the design. Behind the kitchen is a utility room/back kitchen with a secondary entrance at ground level on the southeast gable end. A second door from this room bypasses the kitchen and leads to the entrance via a hallway with built-in closets and a separate toilet. At the end of this hallway is a master bedroom with a northeast-facing window, built-in wardrobes, and an en-suite tiled shower room.

To the left of the entrance is a large L-shaped living/dining room fitted with a built-in fireplace. Part of the room is open to the roof’s apex, with a very high ceiling that is not apparent from the outside. An oak staircase runs alongside the exposed stone wall, carefully repointed with lime mortar. This wall, combined with the exposed ceiling beams, gives this room a beautiful character. On the first floor, there is a mezzanine bedroom with magnificent solid chestnut floors. Adjoining this space, a door leads to a large, convertible attic with chestnut floors (original layout plans available upon request).

The house is built over two cellars and a boiler room covering three-quarters of the ground floor area. The boiler room houses the Buderus oil-fired boiler from 2001, which provides centralized heating and hot water for the house. Two oil tanks supplying the boiler are also present. The house was renovated in the early 2000’s, including heating, partial insulation, decoration, electrical wiring, and septic tank system. This tank still meets current standards in 2026.

Several attractive outbuildings
The southwest-facing house is located along a small country road. The buildings are arranged in a U-shape, with two barns and pigsties on one side and a bread oven, well, and barbecue on the other. In between these buildings, and completely away from prying eyes, the house overlooks a large central parking area with ample space for several vehicles. These former farm buildings, solidly built and with good flat tile roofs, are truly magnificent. Near the house, two pigsties can be used as tool sheds or a chicken coop. The rear of the building opens directly onto the farmland. Adjoining these pigsties are two beautiful barns; the first originally had two stables. One of these was removed. The other barn has been partially converted into a laundry/summer kitchen area. The second barn, adjoining the first, used to be a hay barn. It therefore offers an open space extending to the roof ridge, with a large floor area: campers, tractors, bike collection, everything will go in!

On the other side of the courtyard, there is a working bread oven with a tiled roof and an open bakehouse that serves as a roofed terrace in the summer. Next to it are the barbecue and the well for watering the vegetable garden.

A well-maintained and laid out land
The property sits on three adjoining plots of land totalling approximately 3 acres. The land is fully fenced in. An entrance gate in front of the house provides access to a large parking area. Behind the house, on the northeast side, is a large, also fenced, vegetable garden. Behind the parking area, on the southwest side, is an orchard with various fruit trees (apple, fig, cherry, walnut, etc.). Beyond this lies a fenced meadow of approximately 2 ½ acres, suitable for keeping animals, with a secondary access gate from another part of the property. 600 yards away from the house are two plots of land accessible from the main road: a naturally wooded plot of over ½ acre and, extending from it, a meadow of almost 2 acres.

Access and amenities
The house is located along a quiet country road, approximately 5 minutes from the village centre of Meuzac, with its amenities and leisure activities (two lakes for swimming and water skiing), and about 35 minutes from Limoges’s centre via the A20 motorway (10 minutes) and 50 minutes from Brive-la-Gaillarde. For those wanting to use the train, 3 stations are accessible in less than fifteen minutes’ drive on the Limoges-Brive line.
