Good-looking, well-built 1980’s House

This charming 3/4-bedroom house is located in a residential area on the edge of a village with local shops and a fishing lake, in the far southeast of the county of Haute-Vienne, 35 minutes from Limoges and 55 minutes from Brive-la-Gaillarde. Partially modernized and extended in its basement, some finishing touches remain to be made to fully bring it up to date, but it will make a comfortable family home with a quality of construction rarely seen today.

A practical and adaptable interior
The house is built over a ground floor at garden level comprising an east-facing tiled entrance/landing with built-in cupboards leading, to its left, to an office/additional bedroom with chestnut flooring, and a windowless, tiled hallway with storage space under the stairs. This then opens onto the rear, west-facing side of the house, which has been more recently renovated thanks to its lighter-coloured larger tiled floor. A second hallway provides access, to the right, to a second bedroom, a bathroom fitted with a toilet, shower cubicle, vanity unit, and centrally heated towel warmer, a cellar/pantry with a gravel floor, and a fitted kitchen including a sink, built-in oven, and gas hob. In front of the kitchen, the garage houses the 2014-installed gas central heating boiler for the house. This existing garage is smaller than originally designed, having been subdivided to create the kitchen, but it still offers a space of approximately 4.85m x 3.3m (15’9” x 10’8”) to allow parking for a medium-sized vehicle. It also features a motorized vertical sliding door with an integrated pedestrian door.

The enclosed stairwell leading from the entrance, constructed of high-quality terrazzo, opens onto the tiled central landing with built-in wardrobes on the first floor/main living floor. From here, it leads, on the west-facing side, to a third bedroom with solid chestnut flooring and to a separate toilet with a ceiling hatch providing access to the attic. Adjacent to this, the bathroom has been modernized by replacing the bathtub with a walk-in shower with wheelchair access, making it very user-friendly. At the end of the landing is a fourth bedroom with built-in wardrobes and chestnut flooring. Finally, on the east side, the tiled kitchen is in its simplest form, with just a sink and the original extractor hood. It benefits from a dual east/south exposure but is currently separate from the living room located next door, accessible from the landing, although the two rooms could easily be connected. The living room has an open fireplace, which could house a built-in log burner or be replaced with an exposed log burner. Two large French doors open onto a wide balcony, offering unobstructed views to the east.

Don't need that many (4) bedrooms for yourself? The ground floor is perfect for accommodating family, friends, or guests.

Create privacy in the garden
This house and its neighbour were, at the time they were built, owned by members of the same family, which explains the absence of a hedge or fence on the south side of the garden, which covers a total area just under ¼ acre. It may therefore be a good idea to create a clear separation, even though the boundaries are clearly defined, as the land was surveyed and land markers put in. In front of the house, there is a landscaped garden with a low wall, double gate, and pedestrian gate, as well as a private driveway for parking your vehicle(s). The rear of the house, on the west side, was dedicated to the vegetable garden. Beyond the property lies a meadow, ensuring long-term peace. Subject to planning permission, why not consider building a raised wooden decked terrace with an optional staircase to take advantage of the view also available behind the house?

Access and Amenities
The house is located a five-minute walk from the centre of the village of La Croisille-sur-Briance. This village has a bakery, a bar, a restaurant, a community café, a chemist’s, a garage, and a corner supermarket. There are two GP’s, a nursing practice, and a primary school combined with an infant school in a neighbouring village. There is a fishing lake for those enthusiasts among you, football grounds, and children playgrounds. A larger village with a middle/secondary school, swimming lake, supermarket, and all essential shops is about ten minutes away. Limoges city centre is 35 minutes away. Two train stations are 15 minutes away: one for the Paris-Toulouse line via Brive-la-Gaillarde, and the other for trains heading east from Limoges towards Ussel. Come and live in the countryside in a privileged location, without being cut off from city life!
