The dwelling house
It doesn't look like the small farmhouses of our area, which are often not very tall buildings, have a single floor living area with a storage attic above. Instead, it’s more like a village house with a cellar, accessible through a floor hatch, located under part of the building, a ground floor, a first floor, and an attic. You enter the house directly into the south-facing kitchen, with a large open fireplace to which the traditional wood-burning range cooker is connected, then a small bedroom. An old staircase leads to the first-floor landing with a window overlooking the land to the north, which slopes gently towards the stream below. In front of the landing, a large south-facing bedroom with two windows could be divided into two bedrooms.

A closed stairwell provides access to the attic space above. It features a dormer window. The main roof truss is 1.75m (5’7”) high, making the space usable.

An additional room, built over a cellar, has been added within the barn. It has a separate entrance, a fireplace, and a water point. A general interior upgrade is to be planned, including putting in a bathroom, indoor toilets, a septic tank, new joinery, modern electrical installation, and insulation.

Adjoining barn, mill, and other outbuildings
The property is located in the village’s natural zone of its planning rulebook. Therefore, the conversion of the barn is subject to planning permission. Once approved, ground floor space will be available to increase the house's living area. One of the stables in the farm building has already been (basically) converted, as explained above. More space can then be created on the ground floor by converting the open barn. To its right, a large stable remains, with an attic of the same dimensions above. Adjoining the barn are two small storage sheds.

About a hundred yards from the main buildings, an old stone mill bordered by a stream is located at the bottom of the valley. This building, located in a protected natural area and with neither public water nor electricity, cannot be converted into a dwelling. However, it could make a very good workspace, with its three interconnected floors. A small hiking trail runs nearby and disappears into the woods to the north.

Finally, opposite the house and barn, there is an open shed and various small, practical outbuildings (chicken coop, hutches, and pigsty…).

A varied and hilly landscape
It's clear that Limousin is not a flat area, but a hilly one, made up of a multitude of meadows and woods, with lovely views. We have a perfect example here!
