Hidden in the middle of the forest, at the end of a path close to the small town of Eymoutiers, this pretty railway cottage from 1930, with its cream facade and blue shutters, awaits its new owner. It is located on the edge of a single track (Ussel-Limoges). The Vienne River is only 200 yards away, at the end of the forest path. Part of the surrounding woodland in front of the house has recently been cut down, which makes the landscape look currently quite bare. In a few years time, after replanting has taken place, the landscape will progressively improve.

The House
Open the front door and you enter the 130ft² kitchen/dining room. It is fitted and its fireclay floor tiling and its original joinery have been preserved and maintained. It is filled with light thanks to its openings on 3 sides. Next to the kitchen, a concrete-built extension has made it possible to create a utility room (43ft²) with a WC, hot water tank, washing machine, water pump with filter which draws water from its own spring to supply the house with water.
From the kitchen, you enter a bright double-aspect living room (204 ½ ft²) which is fitted with a wood burner to heat the house easily. The room is rather spacious, as there is an extension with French doors which open out to a terrace and the garden.
1th floor
From the kitchen, a staircase runs up to the first floor where a landing leads to a tiled bathroom (43ft²) with a corner bath, vanity unit and WC. There are 2 bedrooms (2x130ft²), one of which has a built-in wardrobe. The room on the railway side has a beautiful original solid parquet floor and this room has a balcony with railings overlooking the railway.
Here, no high-speed train passes, but rather small local passenger trains with 1 or 2 coaches. Since the level crossing was redone a short while ago, it has become much quieter. There are only daytime trains and no night ones.
The Garden
There is around 2.150ft² of fenced garden all around the house, with a small terrace and a bright green lawn. You can hear the sound of a stream flowing along the edge of the land and the chirping of birds contribute to this feeling of well-being that fills you as soon as you arrive on site.
On the other side of the railway line, a fenced plot of almost 11.000ft² in the form of a coppice, with a wrought-iron decorated stone well, will allow you to plant a vegetable garden, a lawn with a set-up swimming pool, why not!
Amenities
The house is located in the Millevaches regional park (ie. “a thousand springs”), 10 minutes by car from Eymoutiers, a large picturesque medieval village where a local producers' market is held every Saturday, very popular in the area and where there are several restaurants. There is also a large supermarket, bakeries, and nice local shops. And there is even a cinema. Besides, you are about fifteen minutes from the boating Lake Vassivière. Limoges is 50 minutes away and its international airport 1 hour away.
