This solid 4-bedroom house, built in the mid-1970s, is located in a quiet neighbourhood on the outskirts of the village of Bugeat. The grandeur of that era is still visible both inside and out!

The house
The living area is accessed via a staircase on the side. The entrance hall and corridor are fitted with marble tiles. On the right-hand side is an elongated living room (~26 m²) with parquet flooring and two French doors leading to a balcony at the front. On the other side is a vintage-style kitchen (~12 m²) with space for a small (breakfast) table. There is a bedroom of approximately 15 m² with built-in wardrobes along the entire length, and a second bedroom (13 m²) with a single built-in wardrobe. The bathroom, equipped with a bath, washbasin and bidet, is spacious and (at the time?) hotel-chic with its gold taps. There is a separate toilet at the end of the hallway.

One floor up are two bedrooms, each approximately 12 m² with a dormer window. This floor has a second bathroom with a shower, washbasin and toilet. There is a spacious attic space that is currently used for storage purposes only.

Basement
The basement consists of a garage, a boiler room and three practical cellar rooms. The rooms have windows, which allow for good ventilation. There is a door providing access to the back garden and, of course, the living area can also be reached from the basement.

The garden
At the front is a well-kept garden with low hedges and various (flowering) plants and shrubs. There is a separate wrought-iron entrance gate for the front door and a large gate for access to the garage.

The back garden is large and flat and is two steps higher than the house. It is bordered on both sides by a high conifer hedge. There is enough space in the garden for a swing and slide for a family. The plot covers 1,080 m².

The house has thick stone walls with rectangular stones characteristic of the Corrèze region. The large dormer window gives the house extra cachet. All windows are double glazed and fitted with shutters. It is heated by oil-fired central heating and is connected to the municipal sewer system. The house is neatly inhabited and well maintained. The vintage style is back in fashion, but for those who are not so enthusiastic about it, an update of the kitchen and bathroom is probably desirable.

The house can be sold furnished. It is suitable for both holiday and permanent residence.

Access and amenities
The house is located a few minutes from the centre of the small tourist town of Bugeat and its local amenities and services like a bakery, butcher, bars, restaurants, post office, supermarket, schools etc.. Shopping, lunch or dinner can therefore also be done on foot or by bike! Bugeat is at an altitude of about 2.300ft, in the heart of the Millevaches regional park. It is a popular place for green tourism enthusiasts. Hiking from the front door: down the paths and into the woods! Experienced cyclists can also enjoy themselves here and improve their fitness!

There is a municipal lake, the swimming lake Lac de Viam, a peat bog, the 1000-metre-high Bessou mountain with its beautiful observation tower, a Gallo-Roman site, a mill with a fish farm and many other places. Plenty to see and discover! An ideal environment for walks and discovering the omnipresent nature. The small picturesque towns of Treignac and Eymoutiers are about 20 minutes away. Limoges is an hour's drive away and Limoges Bellegarde International Airport is 1 hour and 10 minutes away.
