Beautiful bourgeois house located in the heart of a small, dynamic village on the south-eastern edge of the county of Haute-Vienne, about 35 minutes from Limoges’ centre and 45 minutes from Brive-la-Gaillarde. There are two train stations within 15 minutes to get to Limoges within 40 minutes or Paris in 3 ½ hours. The house has a 4-room barn over two separate floors with a fully fenced-in buildable plot of land of over ½ acre. All the village amenities are within walking distance: local primary school, library, chemist’s, bakery, bars, restaurant, community café, garage, corner supermarket, fishing lake, football stadium, children's playground, etc. It will great for a family or a couple as a main or second house.
The layout
The house is built over 2 cellars and comprises on the ground floor a double entrance landing (ca. 26’2”x6’1”), a lounge (ca. 12’4”x12’4”), a large, fitted kitchen/dining room (ca. 26’2”x13’1”) with a fireplace and a tiled utility room (ca. 12’6”x12’6”) with separate toilet and large wall cupboards.
Access to the 1st floor is via the oak staircase in the entrance hall. This floor consists of a central landing (ca. 20’5”x6’1”), an office (ca. 6’1”x5’1”), 3 bedrooms (ca. 12’7”x12’3”; 12’6”x12’4” and 12’6”x12’4”) and a large bathroom (ca. 13’2”x12’7”) with toilet, tiled shower and rolltop bathtub. A closed staircase provides access to the convertible attic (ca. 30’5”x18’7”) over solid wood floors on the 2nd floor, with a surface area of approximately 30’5” x 18’7” (32’8”x26’2” of floor space).
Renovated
The house is connected to the village's mains drainage system and therefore does not require the costly upgrading of a septic tank. The electricity was fully renewed from 2007, the hot water is supplied via a 200-litre (ca. 44gal) tank installed in early 2024. The house is heated by a wood central heating boiler installed in 2007, with two additional electric radiators and underfloor heating in the bathroom. The roof of the house was completely renewed (except for the main oak frame) 3 years ago with Spanish slate. The house benefits from wood double-glazed windows throughout.
Garden with a barn
A decent sized plot of land of just under ½ acre is located at the back of the house and is separated from it by a village alley. On that plot, there is a separate barn (ca. 36’1”x14’7” of floor space over 2 floors). This building would be ideal to create an independent gîte for the family, friends, for rental or to make a professional space. The roof was changed to steel in 2013 and 2021. The vegetable garden/leisure garden part is raised in relation to the barn. There is space for a vegetable garden, a greenhouse is already in place, space for outdoor games and there are fruit trees (damsons, apples, cherries, walnuts).
