Ideal as a first purchase, this house will suit a young couple wishing to become homeowners for the first time. It is on the edge of the pretty little town of Nexon, which has all the amenities and is a 25- minute journey South from Limoges centre.
Single floor living spaceThe house, built in 1958 with a stone made lower part and a brick made 1st floor, has a full-size basement on the ground floor divided into a 194ft² garage, a 110ft² cellar and a 166ft² kitchen with a second entrance door. A small internal staircase connects this floor to the garden level above.
The main entrance is on the 1st floor, ie. the ground floor on the south side and is accessible via an outside staircase/porch. You enter directly into the ca. 260ft² living room with a chestnut floor. To the right of the entrance, the original 70ft² kitchen with old-style tiled floors. Then a small corridor leads to a 32ft² bathroom, a separate toilet and a 100ft² bedroom with chestnut parquet floors.
In an North-facing extension, a separate tiled bedroom with French windows, a decorative fireplace and a surface area of just over 130ft².
The house is connected to the town’s mains drainage system so no costly update to an existing septic tank needed here.
ExteriorA small staircase leads up to the sloping land behind the house. After some needed cleaning / cutting, you will again be able to enjoy a nice vegetable garden. Small wooden sheds have been erected by the owners within the adjoining woodland. The house’s entire land is fenced in and there is an ornamental hedge, a double gate and a single gate in front of the house.
WorksAside from the extension, the house is in its original late 1950’s state. This includes the clay roof tiles, which, although handcrafted in Nexon, will need to be changed in places. Some electrical renovations were made around 2010 to add electric heaters and a 150-litre hot water tank but not all the electrics have been updated. Plan to update the bathroom, the insulation and to install double-glazed windows.
Close to amenitiesThe house has easy access to Nexon, its shops, schools and infrastructures which are less than 5 minutes away. Limoges is just over a 25-minute drive away.
