Renovated stone cottage located in a peaceful hamlet, a stone’s throw from a village with all amenities and a swimming lake.
The house and its outbuilding
On the ground floor, it has a cozy habitable space consisting of an entrance hall/landing (64 ½ ft²), a small storage room, a 270ft² open-plan living area (7’4” ceiling height) with fitted kitchen, dining, and lounge areas with sofas and a recently fitted wood burner in the fireplace. French doors open out onto a raised West-facing terrace. A wonderful spot if you want to admire the sunsets over the surrounding hills.
On the first floor, a small landing leads to a bathroom (32ft²) with a large-size shower, washbasin, and wall-hung WC, then 2 bedrooms (113ft² and 172ft²). There is a lower ceiling height on this floor (6’6”) than downstairs.
Renovations have been carried out by the owner, including replacing all doors and windows to double-glazed units, installing a high-performance wood burner and a new electric radiator, updating the bathroom, and putting in a new septic tank complying with the latest regulations.
Behind the house, there is a shed with a tiled roof which is very practical for storing tools and other belongings.
The Land
It is in three separate parts. The house and its shed are located on an enclosed trapezoidal plot of 2.530ft² with a front double gate off the municipal road.
The house’s and the meadow’s lands are separated on the cadastral plan by a small rural path. In practice, it is an invisible grassy passage in front of the house. It is as if it were part of the garden.
Most of the land (1 2/3 acre) is in front of the house, facing West. It is a decent-sized meadow bordered by natural hedges and trees, a small corner of which is taken by the septic tank. It is an ideal place for your leisure activities: football, badminton, outdoor swimming pool, etc. The choice of activities is large! For gardeners at heart, it is also a fantastic playground: vegetable garden, greenhouses, hedges, trees, shrubs, flower beds, there are so many possibilities, not to mention the possibility of creating an open parking area for your vehicle or a nice enclosure for your animals.
Finally, a third plot of 7.750ft² situated a few feet away, fenced and with small wooden shed also allows you to keep small animals.
Location and access
The house and its land benefit from a very beautiful dominant position facing the valley, in a small hamlet set back from the main roads. Suffice to say that fans of peace and quiet will be delighted! Countryside and forest walks are close at hand. You are a few minutes’ drive from the village of Châteauneuf-La-Forêt with all its amenities, 35 minutes from Limoges centre and 45 minutes from its international airport.
