The dwelling house
Two adjoining buildings form the current house: the original main house over three floors and the adjoining barn over two floors.
On the ground floor, there are two large main rooms with two northside entrances and one south side: the fully fitted kitchen opens onto a dining room and a living room with a fireplace, exposed beams, and stone floor, partly built over a vaulted stone cellar. A passageway off the dining room accesses a toilet and the north-facing garden. On the first floor, a landing leads to two rooms with old plank parquet flooring: a bedroom with reversible air conditioning and an adjoining shower room. To the right of the landing, in the former barn, there is a large room with exposed beams converted into a dorm, with a fitted shower room and toilet at its far end.
On the second floor, a landing leads to a small shower room with a toilet and a third bedroom. The house is ready to be used; however, all that remains is to install a septic tank that meets current regulations.
Outbuildings and garden
In addition to the house, there are several outbuildings, one of which has short-term development potential: a small stone/wood building (approx. 55m²) to be finished over two floors, which could be converted into a lovely guest cottage, with an attached garage, piggeries with an attic, and a separate Auvergne barn over two floors. Note that the house is adjoining a second barn belonging to a neighbour.
The house's garden is fully fenced in with an entrance gate. This also allows the neighbour access to his barn. The property is perched on a rocky outcrop, elevated above the surrounding meadows. It offers beautiful views of the countryside below, with the wooded hilltops in the background. It's a must-see! A small gravel terrace runs north along the buildings to enjoy that same beautiful view. On the south side, you can see the neighbour's entrance and barn, but the other side offers complete privacy.
Access and amenities
The house is located in the village without amenitie of Rempnat, in the Millevaches Regional Park, but is a just over fifteen-minute drive from the town of Eymoutiers along the Vienne River, with its market, schools, amenities, and train station on the Ussel-Limoges line. Limoges can be reached by car or train in 40 minutes from Eymoutiers. Another village with amenities is just over 10 minutes away in Creuse, Faux-la-Montagne.
