Bright solidly built 1970’s house laid over a full-size basement at street/garden level with a pretty landscaped garden of almost 7000ft², at walking distance of the village amenities in the south of the county of Haute-Vienne. It would no doubt suit a couple, or a small family wishing to live and enjoy the fresh country air, while staying at a short distance from Limoges for work or shopping.
Ground floorThe main entrance is via an external staircase with wrought iron railings, then you reach a covered south-west facing tiled terrace of approximately 160ft², also secured with a wrought iron railing and adorned with a well-maintained wisteria. Inside, a central landing/hallway with terrazzo tiles and fitted cupboards and, to its left the 130ft² kitchen bathed in the light provided by its two windows. It has fitted cupboards and a door hides the staircase down to the basement at street level. To the right of the landing, a solid glass-panelled wooden door opens onto a large 300ft² living room with beautiful varnished chestnut parquet floors, a large bay window over the garden and French doors opening out onto the terrace on the south side. An efficient pellet burner has recently been installed there for heating outside the winter period, when only hot water supplied by the central heating boiler is needed, therefore drastically lowering your heating bills. At the end of the corridor, a recently fitted 86ft² bathroom with a walk-in shower and a separate WC next to it. A staircase leads from the hallway up to the attic, which can be used for storage. Finally, a second small landing is laid between two 165ft² and 248ft² bedrooms with chestnut parquet floors. The house is insulated with wool under the good-quality natural slate roof and its solid oak frame. Most of the windows are double-glazed, except for the windows at garden level. The central heating is maintained and in working order. The house is ready to move into but could benefit from some light decoration work: finishing insulating the ground floor and some work to bring the electricity up to regulations. The house is connected to mains drainage pending the certificate of conformity.
BasementThe house has a secondary entrance on the lower floor with a 107ft² bedroom to its left, a 102ft² laundry room with a WC, which, at little cost, could be converted into an additional bathroom. To the right of the landing, a 33ft x 13ft double garage housing the oil tank, then a boiler room with a ca. 15-year-old Viessmann hot water boiler and finally a wine cellar. The staircase goes up from the landing to the ground floor and its living area.
Garden and parkingThe house has a lovely rear garden with a concrete tool shed and an old pen for a dog or chickens. The land is surrounded by hedges and fenced and there is a wall with a double wrought iron gate to be able to park your car privately just in front of the garage under the terrace. A gate allows for pedestrian access. The front of the house is nicely landscaped with small ornamental shrubs and a stone paved path.
Amenities, as well as a swimming lake and a campsite are within walking distance. There are schools for students up to 15 y.o. in the village and you are only 25 minutes from the centre of Limoges and 20 minutes from its southern shopping area.
