The house and its gite
It consists of 4 different floors and is divided into two separate living areas, with two independent entrances. On the ground floor, at street level, there is a large 860ft² open garage of with a double sliding door. Several vehicles can be parked there without any difficulty. As this is an unheated space, insulation boards are fixed to the ceiling. A tank supplies the floor above with hot water and you can see the plumbing pipes going down to the mains drainage just outside. At the back of the garage, a wine cellar has been dug under the garden of the house.
On the second floor, the gite, fully furnished and converted, takes up a whole floor that is separate from the rest of the building with a pedestrian access from the street. It leads to a wood-floored covered terrace (200ft²). The double French doors open onto the open-plan kitchen lounger-diner (270ft²). Then a corridor leads to 3 bedrooms (107ft², 2x140ft²), a bathroom (86ft²) with a shower, bath, and WC, as well as a separate toilet. The gite is heated by electric radiators and has its own water and electricity meters.
An external staircase next to the covered terrace runs up to the house located on Floors 3 & 4, where there is also the garden and the main house entrance from the street above. There are two entrances on that floor, one opening into the kitchen, the other to a hallway (54ft²) leading to two suites rented as B&B’s. The first bedroom (172ft²) is in fact a small private suite with its shower room/WC and its small living room (80ft²) fitted out in an extension built by the owners. The second bedroom (161ft²), streetside, does not have its own living room, but has a larger, more spacious private bathroom (75ft²) with walk-in shower, corner bath, WC and a towel radiator.
To the right of the entrance hall, a double glass door separates the rented part of the house from the private part. It opens onto a very pretty double-aspect lounge-dining room (300ft²) over a varnished chestnut floor, with a recently fitted wood burner. To its right, a spacious fully fitted kitchen (210ft²) on a solid wood floor also has a high-performance Godin wood burner. A 12’1” high ceiling and 4 Velux windows bring a lot of natural light to this room, in addition to the two front and rear windows. It also has a separate entrance door with a small porch over it.
A minimalist wooden staircase runs from the living room up to the 4th floor. The attic has been converted into a 113ft ²mezzanine room (office, workshop, or games room) with two skylights. A corridor with a dressing area (86ft²) leads to a bedroom (86ft²) with carpeted floor in the centre of the attic and a shower room/WC (54ft²).
The house is fully fitted with double-glazed windows, the electricity and plumbing have been completely redone. What you have is a “turnkey” property that you can either operate in the same way as the current owners do or you have a 3-bedroom family home with a 3-bedroom family/friends gite as well. The outbuildings
This property’s other specificity, which, if you remember, is located in a village, is to benefit from spacious storage spaces. Indeed, you will take advantage of two separate hangars (ca. 970ft² and 1300ft²) with entrances on the upper street. You can store all the wood needed for heating the house or have a very large workshop, park several vehicles, even the larger ones... One of the hangars has two different levels, because there is a loading bay. There is a room inside (75ft²) with bay windows perfect for overwintering the plants! The two hangars are closed and lockable and are connected to water and electricity. The only downside is that the roof is made of cement fibre.
The garden
It covers 1/3 of an acre. A 330ft² roofed terrace stands along the edge of the house on the garden side. There is an above ground swimming pool surrounded by a wooden deck. Gravelled paths separate flowerbeds and lawned patches. The garden is completely fenced in and has a double and a single gate, both intelligently positioned, as the double gate gives access to the private part of the garden, while the single gate, located lower, opens onto a private alley leading to the gite! Besides, the land does not end with the fence, as there are two gravelled parking areas on either side of the hangars, one for the house and the other for the gite. It's really well thought out!
Location and access
What makes this stone property an attractive proposition is that it is located in the historic centre of the village. All the necessary amenities in the surrounding places (within a 10-mile radius) are within walking distance: such as a large supermarket, primary and secondary schools, a pharmacy, a dentist, a veterinarian, a bar/restaurant and a pretty swimming lake with a fine sandy beach and campsite. There are also sports facilities such as sports hall, tennis courts and football pitch. In the middle of the hilly Limousin landscape, with its characteristic meadows and red Limousin cows, blending forests and quiet villages. The Limousin is also very good for hiking and cycling. The large city of Limoges is not far either at just 35 minutes.
