Once a jam factory full of hustle and bustle, but after ready for another use! This corner once buzzed with activity and yummy smells! Opposite the jam factory is a large complex formerly used as a grain mill.
The small complex consists of a residential house with a large basement and several annexes.
Dwelling house
The house has a kind of courtyard : there are two entrances. Upon entering the entrance at the head, you immediately see a long corridor: to the right, a large living/dining room with parquet floor and an arch in the middle. The ceiling shows a clear moisture problem..... Next to it 2 bedrooms. On the courtyard side, the 1st room is a small office, then a kitchen, a spacious bathroom, a passage room/hallway giving access to a utility room and a 3rd bedroom in not too good condition. From the kitchen there is a door to the courtyard. The rooms on the street side are bright due to their elevated position. All spaces need to be addressed and completely renovated :the sleeves need to be rolled up!
The attic is only accessible from outside. There have been leaks and the attic floor is largely not walkable and needs to be completely replaced.
At the edge of the courtyard is an old washhouse (lavoir). There is a water base that flows all year round!
Basement
Between the bathroom and the kitchen is the staircase to the basement. This is a large open space with good clear height with and a concrete floor. The central heating system is also located here. There are several doors giving access to the street. There is another small basement room.
Adjacent are two annexes. Here, at the back, there are two more large barns against them. The buildings are fitted with corrugated asbestos sheeting. Not everything is in equally good condition and the question is whether you need that much storage space.....Demolishing without rebuilding is also an option! Finally, there is an open hangar fitted with a tiled roof.
The site
Most of the site is behind the courtyard. Unfortunately so overgrown by now that you can't see much of it. It is elevated and involves rocky ground.
Behind the annexes is another meadow section of appr. 3.000 m² bordered by a stream. It now also is overgrown by shrubbery trees.....
Facilities
The complex is located on the outskirts of the village. In the village itself there is a small shop with dépôt de pain and a bar/restaurant where a 'menu ouvrier' can also be eaten at lunchtime. The village has an active club life (e.g. walking club, gym, fishing, petanque). Nearby Chamberet has a supermarket, bakery, bank, etc. The clearly larger Uzerche provides two large supermarkets.
