Charming renovation and a gîte

Beautiful french house

This charming house is situated in a beautiful hamlet. On the outside and inside this house feels very "French". Belle piere walls and beautiful corner stones are visible in many places. The garden is big and lush. There is even a space next to the house that still needs to be renovated to become a guest house.

The main house.
Through the French doors you enter and you are immediately in the living room. This room has a high ceiling and feels very spacious. Nice stucco work where some stones have remained visible here stand out. Central in the room is a wood stove that heats the room. In the corner the modern kitchen in U-shape and with enough space for a large dining table to enjoy for family meals when not having dinner on the terrace.  The floor on this floor is made of oak wood and is fully extended. On the ground floor is the first spacious bedroom (27 m²), with toilet, which also has a door to the outside.

On the first floor is the second bedroom which well sized bedroom (18 m²). Here, as in many places in the house, the old wooden beams are still visible. The extended floor is also made of beautiful oak.  Above the last mentioned room there is an attic room (16 m²) which is very light because of the two skylights. In the hallway there is the bathroom with a bath, washbasin and toilet. On the mezzanine again the beautiful walls that lead to the last bedroom. This is spacious (22 m²) and has nice details. Here there is a private bathroom with shower and toilet.

Gite
The still to be renovated cottage has 4 rooms. All the piping has been prepared. In the living room on the ground floor there is a wood-burning stove. Behind this room a kitchen with simple equipment. On the first floor two rooms and a bathroom and a convertible attic on the second floor. There is still some work to be done here, but it has an enormous potential.

The garden
Stairs up from the house take you to the terrace at the back of the house. Here you can enjoy a delicious French breakfast in the morning. Because you have a view of the mature oak tree, the garden feels sheltered. At the back of the garden there is a swimming pool (8x4m).

Opposite the house there is a very spacious hangar and am attached stone barn for the storage of wood and garden tools. The plot covers 11.892 m² (2,4 acres) so there is enough space to keep horses or other animals. There is even a well.

Location
Tucked away in a small hamlet in rolling country side. A small beach is 5 minutes away at the river. Eymoutiers with it's shops and supermarkte, restaurants is at less than 15 minutes' drive. And at 20 minutes is Saint Leonard de Noblat, with it’s nice shops and several supermarkets. Markets are held regularly.
