A village house that is ready to move into, but still has room for improvement. A small south-facing terrace garden with the advantage of being low maintenance!

 

The living area
The ground floor consists of an entrance hall with a single bathroom with bath, washbasin and toilet on the left. On the other side is a bedroom (118 ft²) with a beautiful parquet floor. This room has a door to the kitchen. For those who don't need or want to live on one level, the bedroom can become a spacious dining room. On the garden side is the living room (172 ft²), also with a nice parquet floor.  Next to it is the kitchen with a simple sink, a cooker for heating and cooking in winter and a gas stove. There is just enough room for a dining table for 2 people on the side of the stairs. Under the stairs is a storage cupboard. The kitchen has access to the garden via a spiral staircase.

On the first floor there are two bedrooms of 129 and 139 ft² respectively, both with a window overlooking the street. The ceilings are panelled and have a height of 2.27 m. Between the two bedrooms is a sanitary room with a sink, bidet and storage cupboard and a recent (2018) skylight. It would be obvious to provide this space with a toilet. To the rear is a storage/attic loft. A separate staircase gives access to the low, uninsulated attic above the bedrooms. The bedrooms can be pimped out, but for the DIY-buyers there is also the possibility of extending the first floor rooms by sacrificing the attic space and raising the existing ceilings to ridge level.

To the side of the house, along the entire depth, there is a storage corridor where the boiler is located. This space is accessible from the street and the garden side. There is a second attic above this corridor which is only accessible from the garden.


Rolling up the sleeves
The whole house has cast iron radiators. The oil-fired central heating boiler no longer works. The choice of a pellet stove, a wood stove or new central heating is therefore up to the buyer. Hot water is supplied by a hot water tank. This house needs to be refreshed. The interior woodwork and window frames could do with a lick of paint.

 

Its garden
The plot is only 0,041 acres, but the garden is south-facing. There is no rear entrance. The plot behind the garden is the neighbour's vegetable garden. On the west side the garden is not yet fenced and has an open connection to the neighbours' garden. On the east side are the former outhouse and a shed for storing wood. Under the living area is a cellar of about 1.50 m height.

 

Amenities
Located a few steps from the bakery and a supermarket. In addition, the village has a bar-tabac, a pharmacy and a doctor's surgery. The large supermarket is located in Châteauneuf la Forêt only 10 minutes away.
