This 1950s house is a stone's throw from the river Combade, which meanders quietly through the Limousin countryside.

House
Built on a sous-sol, the house consists of a roomy kitchen (14.81 m²) with large sash windows, on the other side of the corridor a living room (14.86 m²) with a marble fireplace in the corner. Behind the living room a bedroom (14.64 sq m). It is more than logical that the desk is placed in front of the window! Behind the kitchen a very spacious bathroom. (11.76 m²) In the bathroom, you can clearly see that the house is almost built against a rock wall.

The staircase to the first floor is not very wide, but it does reveal a large insulated attic that offers every possibility of creating 1 or 2 more bedrooms and a bathroom. The installed insulation material must first be removed ern replaced. The beam structure could be left visible and additional skylights or dormer windows will have to be installed.

Outbuildings
In the basement below, there is room for one car. To the rear are the oil-fired central heating system and septic tank. Adjacent is a spacious barn (12 * 9 m) with a tiled roof. There is a low part where the cows used to be and a higher part with a mezzanine floor. Plenty of storage space therefore!

Garden
The flot is 11.179 m² in total, largely located on the south-east side of the house. On the opposite side of the small road running in front of the barn is a garden/terrace. With lovely views over the babbling river and views of the beautifully designed bridge. A second garden plot of 870 m² is on the opposite side of the road.  An old chicken cot still stands in front of the house. There is a stone staircase to the higher ground located on the north-east side of the house.
 

Amenities
The little road next to the house is only used by the owner of the house behind it. Which also happens to be for sale (see ad Miller's house of € 174,000).

The village has a bakery and a small shop. For other shopping, the choice is between nearby Châteaneuf la Forêt or the larger Saint Léonard de Noblat which is less than a quarter of a mile away. The centre of the city of Limoges can be reached in 30 miniutes.
