Situated on the edge of the village with amenities of Nedde, 10 minutes east of the market town of Eymoutiers and 15 minutes south of the large boating lake of Vassivière, this house, built in 1980, although in need of a facelift, enjoys a convenient location: at the top of a hill at an altitude of ca. 1.650ft and with breathtaking views of the valley to the southeast.

A single floor living space
On the ground floor, the house comprises an entrance hall leading to a living room with a built-in fireplace. This room has three French doors opening onto a balcony with a magnificent view, facing southeast, and a large, paved southwest-facing terrace. Adjoining the living room, the fitted kitchen with built-in cupboards is accessible from either the entrance or the living room and has a northwest-facing French door opening to the rear of the property. To the right of the entrance, a hallway with built-in wardrobes leads to a double bedroom with a southeast view, the staircase leading to the basement, a separate toilet and a shower room, which bathtub was replaced with a minimalist shower a few years ago.

The partially converted attic space is accessed via an exposed wooden staircase in the living room. A small landing leads to two double bedrooms created in the available loft space, but each with a window, one of which overlooks the southeast view. An attic space with three skylights remains to be converted. It is already fitted with a toilet. 

The basement of the house is very spacious as it includes the combined surface areas of the terrace and balcony situated above on the ground floor. It includes a garage with a sliding side door. This space could be converted into a separate studio apartment, as, in addition to the garage door, there are two windows overlooking the view and French doors leading to the tarmac parking area extending from the house. Behind this garage, in the underground part of the building, is a large storage space with a hot water tank and washing machine connection, and a wine/preserve cellar.

Although habitable as is, modernisation work could be undertaken, interior decoration and insulation, finishing the bathroom upgrade, a new kitchen, updating the tiled floors, and, of course, bringing the existing septic tank up to regs (currently too small and without a soak away). It will also be necessary to think about the existing heating system, as the house is currently only fitted with a built-in wood-burning stove in the living room and an old electric radiator in the kitchen.

The advantages of this house: only one neighbour (about 50yds away), but not overlooked, beautiful, raised terrace areas, a lovely natural slate roof with stainless steel fixing clips, a solid structure and real character, and of course, a breathtaking view of the surrounding countryside!

The Exterior
The house is accessed via a private road from the small departmental road below. The neighbour has a right of way. The land is sloping, otherwise the view wouldn't be so beautiful, but it does have two large, flat terraced areas. The basement level parking area is paved and provides comfortable parking for several vehicles. The second area, on the ground floor, allows you to enjoy the immediate outdoors of the house with a lot of paved terraces covering three sides of the building. Low stone walls support the slope, and multiple fruit trees (apple and cherry) are already yielding a lot of fruit. A wooden shed is located at the end of the basement's paved terrace and can accommodate garden furniture and tools.

Access and Amenities
This property is located 55 minutes from Limoges by car and just over an hour from its airport. The nearest amenities are within walking distance, in the village of Nedde. The market town of Eymoutiers (local markets two Thursdays a month and every Saturday morning) and its train station are only 10 minutes away. For nature lovers, it's all around you, with abundant woods and rivers within easy reach. The Vienne River and its swimming beaches are just minutes away. The large Vassivière recreational lake is only a quarter of an hour away. Enjoy the good life in this rich and unspoiled countryside!
