Nestled in the middle of the woods

Hidden in the centre of its nearly 3 ¼ acres land, surrounded by nature and woods, yet just minutes from amenities, this charming stone house – a former barn converted into a dwelling, and its adjoining outbuilding to renovate, complete with a bread oven and various other outbuildings – is a rare find in the region, not only for its secluded location away from noise and neighbours, but also for its undeniable charm. Don't wait any longer and come discover it!

Charming House
With its striking exterior, thanks to its three dormer windows, the rustic charm of the main house continues inside. The entrance, on the southeast side, opens onto a hall with, to the right, a large, tiled living room with exposed stone walls and a ceiling open to the rafters. The former barn door has been turned into a south-facing bay window, which, combined with a large skylight, floods the space with natural light. The room is heated either by the corner open fireplace or by the wood-burning range cooker. As the room is open to the roof, the roof has been insulated externally (sarking) with ca. 10” of straw. A mezzanine bedroom with a Velux window is located above part of the living room. Opposite the entrance is a bathroom with a corner bathtub, vanity unit, and toilet. To the left of the entrance is the fitted kitchen, equipped with a wood-burning stove, and it has French doors to the south and windows to the north and west. On the first floor, a large bedroom/office covers the combined footprint of the kitchen, entrance, and bathroom. This is a bedroom, but it can also be used as an office during the day, thanks to the natural light provided by its two dormer windows and two skylights. The two bedrooms on the first floor have solid larch wood floors.

The Old House and Outbuildings
For DIY enthusiasts, why not finish restoring the old stone house with a decent amount of usable space, comprising three main rooms, one of which has a working bread oven, and a narrow but ca. 32 feet long attic space with two dormer windows? A pantry and two lean-tos round up this set of buildings, providing convenient storage space. Of course, everything needs to be done inside, as only the roof structure and tiles have been replaced, and there is no septic tank system, but mains water and electricity are available on site!

Opposite the old house is a cellar-outbuilding with a storage loft and a large well, providing water for your vegetable garden and the animals you will undoubtedly keep on the property.

The main house also has a large workshop attached to its north facade and a small, detached woodshed on the grounds.

This land is like a refuge
The unfenced land surrounding the buildings is almost 3 ½ acres, comprising over an acre of open land with a magnificent centuries-old oak tree and approximately 2 ½ acres of diverse deciduous woodland. A public footpath crosses the property from north to south between the main house and the old house, but it is very little used and unusable for vehicles beyond the property line. The location is enchanting and peaceful!

Access and Amenities
The house is located in a small village with a local infant school in the southeastern corner of the county of Haute-Vienne, approximately 5 minutes from the village of Châteauneuf-la-Forêt, which offers all amenities (schools from infant to middle school), and 20 minutes from the small market town of Eymoutiers, along the Vienne River. Limoges’s city centre is about 40 minutes away, and its airport is 50 minutes away. Two train stations are within a 15-minute drive: one to the northeast on the Limoges-Ussel line and the other to the southwest on the Paris-Limoges-Brive-Toulouse line.
