You will experience the real French (holiday) life here. Enjoying a drink in the shade under the big tree, enjoying the view. Doing odd jobs or messing about in the barn or in the old house that you have turned into a (holiday) project.
New roof
The house and barn of this farmhouse recently had a new roof. Through the front door, you enter the spacious living kitchen (22 m²-236,80 ft²). The original details such as the fireplace and the sink are still partly visible. Next to the kitchen is the living room (17 m²-182,99 ft²). Behind the kitchen is the largest bedroom (17 m²-182,99 ft²), equipped with an old fireplace and cupboard space behind the beautiful panel doors. From the kitchen there is access to a hallway with separate toilet, a 2nd bedroom (12 m²-129,17 ft²) and the bathroom with its shower and washbasin. The living area of the house is 79 m²- 850,35 ft².
The house is equipped with a gas-fired central heating system. To save gas costs, the current owner employs electric radiators.
Old cottage
The adjacent old cottage consists of two rooms, of which the front room (18 m² - 193,75 ft²) has a large fireplace. The second room (15.5 m² - 166,84 ft²) gives access to a cellar room located under the back part of the living space. The attic above, low ceiling height and a truss, is accessed via a stairwell from the 1st room. From this attic, you also access the attic above the living area of the main house. This attic has a great ceiling height and a floor area of about 80 m²-861,11 ft² where additional rooms could easily be created. The old cottage could be a nice little project to turn into a gîte.
The adjacent barn of about 80 sqm - 861,11 ft² is large and high enough to accommodate a camper or caravan. Next to the barn is a garage where wood is currently stored, but which could also serve well as work or storage space.
Outside
The side garden also contains the former porcherie, now used as storage. Surrounding the house are trees and shrubs and a hedge on either side, providing shelter and also ensuring privacy. In front of the house is a small terrace facing south-west.
About half of the 1.2 hectares (3,08 acres) of land is now used as pasture where red-brown Limousin cows graze.
Surroundings
The surrounding area invites you for lovely walking or cycling trips. For small shopping needs, you can go to nearby La Croisille sur Briance with its bakery, supermarket, small café, pharmacy, doctor, school and fishing lake. A large supermarket is about 15 minutes' drive away in the larger Châteauneuf la Forêt, where there is also a beautiful swimming lake.
