Robust part of a castle

The French version of the white house is in the Dordogne. Château de Rastignac is a Palladian villa of which there is only one in France, hence its history of more than 500 years it is a Monument. Since 2000 the castle has been inhabited again, divided into 7 appartments.

The part offered for sale consists of a part in the former orangery, stables and servants quarters. It is a appartment, but it has all the characteristics of a house. The next owner of this sturdy house, which evokes the style and quality of a bygone era, buys a lifestyle, an adventure not only a house!

Appartment
The very spacious house (living area approximately 240 m²) with its thick walls has been robustly restored. This used to be the place where the horses worked and where the servants lived. Now it is a place with enough space for family and friends. Together you can enjoy the beautiful landscape, the quiet rooms, the lovely climate and local products.

On the ground floor are two communicating areas: the garage annex workshop of approximately 58 m² with a shower and toilet. And the tiled living space of more than 61 m² with a spacious kitchen in which the lover-cook in this culinary lush Périgord Noir region with many specialties, can indulge himself completely. The room is heated by a sturdy wood-burning stove (and radiators) and has French doors to the private garden of approximately 100 m². Because of the rock face and vegetation you are sitting here reasonably private. The restrictions of the Monumental status forbid the installation of fences. The former horse-washing area has now become a pond with frogs.

On the 1st floor are 3 large bedrooms. A 4th room communicates with the master bedroom, so that could also be a dressing room or office. The large bathroom has a bath, shower and washbasin. The toilet is separate in the hallway.

The 2nd floor is one large loft of about 60 m² with access to the outside (to the higher street at the back) and to the roof terrace. This space is now a kind of loft, but the connections for water are already present to make this a more private flat.

Outside
The roof terrace is shared with the neighbours. From the terrace you have a view of the back of the castle and the surrounding countryside. The castle is not far from the A89 motorway, which you can see (and hear) just between the trees in the distance.

In the nearby ancient 80 ha forest you have 1,5 ha, which gives you the right to walk forever through the forest (to your own piece). Of the nearby ruin you have 1/7 part, but no destination has been determined yet. Municipal tennis courts are available free of charge 1.5 km away. At 10 minutes walking distance a beautiful communal swimming pool is available in summer.

HOA contribution
The castle and the Orangerie are divided into flat rights. Outdoor maintenance is therefore done by the Home owners association. The annual HOA contribution (for maintenance and insurance) is currently € 3,500. A necessary repair to a garden wall is expected to require an additional contribution of approximately € 12,000. The Property Tax is currently about € 3,500,= per year.
