Lots of space on the ground floorThis country house was built in the 80's with a well laid out floorplan. The entrance hall is the « backbone » and focal point of the house on the ground floor. It allows direct access to the living room which is about 50 sqm (ca. 540 sqft) in size and is bathed in natural light thanks to its multiple openings : a double-sized door on the garden side, as well as various windows on the two remaining sides, not forgetting the white walls and tiled floors and finally the cathedral-style open space up to the roof. The chimney piece with woodburner and the exposed wooden beams give a « French country house » feel to the room.
Next to the living room, you have direct access to the roofed terrace : this increases the living space considerably. Besides the living room, there is also direct access to the equipped kitchen with several storage cabinets on both sides. The master bedroom on the ground floor is located next to the bathroom, which has a walk-in shower, a washbasin and connections for a washing machine. And last but not least, there is a separate toilet.3 bedrooms The first floor is reached via stairs up to a mezzanine landing. There is a spacious bedroom with a sink at the end of the landing and two smaller bedrooms with a velux in each. The walls would need a lick of paint or some new wallpaper and a new carpet or laminate flooring. With a little effort, this floor can look as fresh as new and you can make it your own.
Depending on the use (permanent residence or as a holiday home), there are energy savings to be made in terms of heating, double glazing and insulation (if desired). The electricity is outdated and the septic tank is not up to standard.Garden The porch is west facing. The plot is 2.235 m² (almost an acre) large and flat. There’s a pond in front of the terrace. But also on the east side, accessible from the kitchen, a terrace has been created: depending on the need for sun or shade, there is a choice! On the east side is a garage for storage of garden furniture and tools.
Quiet hamlet Some of your neighbours are quite close within the hamlet and beyond you are then surrounded by the Limousin rolling pastures interrupted only by some woodland. The area is ideal for walks or cycling. There is a bakery, a grocery and a country restaurant in the nearby village of Chamberet or Meilhards. Further on, you will find a large supermarket in the small market town of Uzerche which is a 15 minutes' drive.
