Stone charm and character

Picturesque 1700ft² old house located in the historic heart of a Correze village. It is built from cut granite and contains some historical architectural details that have been incorporated into the nice interior. This type of house enabled Treignac to be listed in the "Petites cités de caractère" label. Ideal as a touristic pied-à-terre or just as a main residence, this pleasant and comfortable 5-bedroom family home will delight lovers of the countryside and its architectural heritage.

Living area over 3 floors
The living area of this type of house is usually located on the first floor, so that you can benefit from a garage on the building’s ground floor. People looking for a single floor living space will have to look at other places. The main entrance and staircase are to the right of the South-facing front façade, right next to the two arched garage doors. The garage has an access door into the living area. At the top of the stairs, a glass door opens onto an attractive landing / vestibule (150ft²) with its old varnished wide-planked floors, its huge, exposed supporting beam and stone wall niche. The solid oak staircase provides access to the upper floors and houses a small cloakroom (WC and hand basin). To the left of the landing, you walk through a double glass door into the living room (264ft²) with chestnut floors, fitted wardrobes and a cut granite open fireplace, in which the owners have installed a wood burner. To the right of the landing, another glass door opens onto a large fitted and equipped kitchen / diner (280ft²). This very cosy room has a concrete patterned tiled floor and a large open granite fireplace, a 2 ½ feet-thick pointed stone wall and exposed ceiling beams. Two windows and a French window towards the terrace bring in natural light to this friendly space. The terrace, even though it is North facing, has two crucial advantages: on the one hand it is directly next to the kitchen, so you can step out and eat outside, and on the other hand its aspect allows you to eat in the cool and in the shade during the summer, the time of year when you use the terrace most! In addition, there is a canopied barbecue area, and it has gorgeous views over the village and the surrounding countryside.

On the second floor, you reach a second landing with a bathroom / WC (54ft²), then, on the South side, a master bedroom (242ft²) with a granite fireplace, large wooden floors, and a private dressing room (107ft²), which could be partly turned into a shower room, because the landing bathroom’s plumbing is close by. On the North side, two 123ft² & 156ft² bedrooms.

On the 3rd floor up in the attic, a further central landing leads to a bathroom with a WC (48 1/2 ft²), a cinema / games / music room (145ft²) with soundproof cork walls and ceiling and two small roof windows allow you to play, watch or listen to music without disturbing others! Finally, two small guest bedrooms have been created in the loft space (54ft² & 70ft²).

Outbuildings / Storage space
On the ground floor, there is a very spacious garage (ca. 540ft²). The only downside is that the doors being somewhat narrow, it will only be possible to park a small car inside. In practice, you will probably park your vehicle more often in one of the free public parking spaces provided by the municipality right in front of the house. From the garage, a stone staircase leads down to the vaulted wine cellar. The garage ceiling is insulated to keep the heat produced in the home. You climb a couple of steps down to the boiler room / utility room (280ft²) housing the boiler and oil tank (550 gallons). The room has a window and door out to an open inner courtyard (approx. 215ft²) and two storage rooms under the first-floor terrace (60ft² & 75ft²).

Access and amenities
Being right in the centre of the village, all local shops are within walking distance (baker’s, butcher’s, cafes, restaurants, etc.). The supermarket is on the outskirts of the village about ½ mile away. The village has a canoeing area in the local river and a famous swimming lake with a campsite, not forgetting the nearby Monédières hills for beautiful walks or bike rides. Tulle is 35 minutes away, Limoges and Brive-la-Gaillarde an hour's drive away.
