On the edge of a peaceful hamlet in the small commune of La Croisille sur Briance, away from any busy road and surrounded by its land of nearly 11,92 acres (5 hectares), this small farm to be completely renovated would be ideal for a return to the countryside with animals and a large vegetable garden. It consists of stone buildings, including a dwelling house, an independent bread oven to be renovated, a barn attached to the house. More recent livestock and storage buildings complete the ensemble.
The houseA dwelling house in need of complete renovation, with no opposite or immediate neighbours. It is built over two cellars and comprises a kitchen with fireplace and 4 rooms on the ground floor with a usable surface area of just over 60 m² (646 sq ft) with a double attic of approx. 50 m² (538 sq ft) above. It is possible to make an opening from the ground floor and/or the attic into the adjoining barn to create more living space. All existing openings are on the south side. Water and electricity are connected to the house. There are no sanitary facilities, so no sanitation. The roof was redone in March 2020.
The outbuildingsAn old bread oven, overgrown with brambles, is in front of the house. The outbuildings are numerous. Some are made of stone: the open barn adjoining the house has a floor surface area of approx. 100 m² (1,076 sq ft) and could be used to extend the living space if so desired. Its natural slate roof needs to be revised. Adjoining is a breeze-block storage shed (88 m² - 947 ft²). Then comes a second series of large farm and storage buildings, still in use: a 460 m² (4954 ft²) metal and breeze-block stabling, two covered metal tunnels (88 and 196 m² (947 and 2109 ft²) each) with a breeze-block technical room (88 m² (947 ft²)), a metal farm equipment shed of 108 m² (1162 ft²) with a stable (108 m² (1162 ft²)) and an adjoining canopy (60 m² (646 ft²)), and lastly, a 98 m² (1054 ft²) workshop. The roofs of the outbuildings are in fibrocement.
A flat, single plot of landThe property is reached by a single public road from a small communal road with very, very little traffic! There is a small wooded area with oak, fir and chestnut trees in the middle of the property, which has a total area of 11,92 cres (4.82 hectares). Apart from a small plot behind the barn, the entire property, which is mostly grassland, is fenced. A spring is captured on the land and provides water for the animals.
Access and amenitiesThe property is about 5 minutes from the centre of the village of La Croisille sur Briance and its amenities (baker, supermarket etc), its local school and its fishing pond. The supermarket is in Châteauneuf la Forêt, about 15 minutes away. You are 40 minutes from the centre of Limoges and its airport.
