The house
Typical of this type of home, there is a central entrance hall with an entrance (main and secondary) on either side of the building. The main entrance is on the South-facing garden side. Past the canopied porch, a landing has the staircase going up to the upper floors and that of the cellar just below. The landing of the secondary entrance has been converted into a shower room with a toilet at the same time blocking the access door to the hamlet street on the north side. To the right of the entrance, the double aspect kitchen is fitted out in a rustic style. A built-in fireplace heats the house thanks to heat distribution ducts, while additional electric radiators are also positioned in each room. Above, no wasted attic space, but a real open-plan attic with a roof window as well as Velux windows, just waiting to be converted! The natural slate roof is insulated from the inside with glass wool, but the eaves will have to be drylined if the space is converted. 

The house is immediately habitable but could benefit from the suggestions made above and will require the installation of a septic tank that meets standards. 

Beautiful and large barns
The outbuildings of this property are its real highlight. Forming a courtyard around the house, there is a first Limousin-style barn opposite the house of 36’ x 26’ on the ground with two storage areas (ca. 26’ x 13’ each) above the two stables, one of which has been converted into a workshop. Behind the large barn, a flat mini orchard could accommodate other fruit trees. On the south side, behind the second barn, a hedge of large trees begins the second part of the garden which gently slopes down to the river below. The land does not touch the river, because an agricultural plot of only about sixty feet separates you from it, but you can clearly hear the relaxing sound of the water nearby.

An idyllic place without being overlooked, part of a small village a few minutes from the shopping villages of Châteauneuf-la-Forêt, La Croisille sur Briance and Saint-Germain-les-Belles, 10 minutes from the Saint Germain les Belles train station, 35 minutes from Limoges’ centre and 45 minutes from its airport. Paris is about a 4 ½ hour drive away.
