Former grandeur

This single-storey house was built on the old foundations of a castle. The window and door frames have probably been reused. The castle has been rebuilt and is now the neighbouring property. The L-shaped building is enclosed by a stone wall, creating a courtyard garden. Unfortunately, the property has fallen into some disrepair, but its former charm is still recognisable and can be restored.

Plenty of living space
All the rooms in the house are arranged side by side. You walk from one room into the next. The house has two front doors. One leads into the kitchen-diner with its stone fireplace. From the kitchen, you can access a utility room/storage area and a small former office. Adjacent to the kitchen is the sitting room with its marble fireplace. Next to this is the double-aspect dining room, which also has a fireplace and access to the toilet. Adjacent to this is a hallway with the second entrance door. This hallway leads to the sleeping area, which consists of one large bedroom with an en-suite bathroom and two bedrooms sharing a bathroom. There are radiators in the rooms, but the central heating system is no longer working. In addition, there are visible damp patches on the ceilings. These appeared when the roof was replaced (around 15 years ago) but were never repaired. The house is in need of a thorough refurbishment. The house has a full basement and a large loft. The floor of this loft is insulated, meaning it is currently inaccessible.

Outbuildings
At right angles to the main house stands a barn containing an old guest house. This guest house comprises four rooms, but has been completely neglected in recent years and requires a complete refurbishment. The adjacent garage is ideal for parking a car. However, the roof of this wing needs replacing; there is already a large hole in one side.

Further along, there are more ruins. These former barns no longer have roofs and are on the verge of collapsing. Of the total site area of approximately 5 hectares, over 9,000 m² is vacant. The remaining land is used by a neighbouring farmer.

Location
The property is situated a few kilometres from the village of Saint Germain Les Belles, a charming little village with a post office and a small local shop. There are several restaurants in the village. There is also a lovely swimming lake with a beach and a fenced-off area for children. This area features several play structures and there is also a tennis court. For other amenities, you will need to visit the nearby town of Magnac-Bourg, which has a large supermarket.
